Our garage condo project caters to a diverse range of interests beyond just car enthusiasts. With five distinct unit types, we offer unparalleled flexibility to accommodate various needs, including recreational vehicle (RV) storage, boat storage, and small office spaces. 

​

Additionally, our units are designed to support hobbyists such as artists, sports enthusiasts, and those involved in collections. This versatility ensures that our spaces can be tailored to suit a wide array of activities and interests, making them ideal for anyone seeking a functional and personalized environment.

During the early programming phase, out team worked with several outside professionals, including Trinity Real Estate Group, Alliance Development Group and Engel & Volkers.

The Units

What distinguishes our units from others is the selection of premium materials, the superior quality of structural components, the generous building heights and depths, and the capability to fully utilize your unit from day one.

Unlike other similar projects throughout Texas, our units come pre-finished and are ready for immediate occupancy. Skip the hassle of permitting drawings and start enjoying the site amenities and vibrant community right away. A true “turn-key” solution.

The building features a premium two-panel metal design, complemented by R-43 roof insulation and R-30 wall insulation. Each unit is equipped with a fire suppression system, exterior wall outlets, individual hose bibs, painted gypsum demising walls, and rubber base.

​

Each unit will be equipped with an individual metered 25-amp, 3-phase electrical service. This includes a sub-panel with breakers, multiple 110-volt outlets distributed throughout the garage and balcony, a 30-amp service outlet, and high-quality shop fans.

Engineered Mezzanine

Each unit features a concrete-over-steel mezzanine, offering a solid and robust area that can support any use the owner desires. This superior construction sets our units apart, ensuring durability and versatility from the outset.

Restroom / Utility Sink / Shower

Each unit features a residential-sized restroom equipped with a standard sink, toilet, exhaust fan, and hard ceiling. Plumbing for future showers are placed in every unit.

On the opposite side of the wall, you’ll find a utility sink complemented by an upper cabinet and lighting, designed to support various garage functions.

​

Alternatively, the Clubhouse offers full ADA restrooms and showers.

To facilitate this, we developed an early pricing package tailored to help owners gain valuable feedback from vendors and accurately understand the total project cost. This strategic package also aids in accepting reservations from potential owners, ensuring that our clients have a clear financial picture before moving forward.

Our comprehensive early pricing package includes detailed dimension plans, a preliminary structural layout of ridge frames, mezzanine designs, and handrail/guardrail take-offs. We coordinate closely with civil engineers to ensure that all aspects of the project align seamlessly. This thorough preparation allows our clients to evaluate various design options and make adjustments as needed, leading to a more refined and efficient planning process.

Metal Building Package

During the early phase of the project, our team diligently coordinated with several metal building providers to explore the cost differences between Pre-Engineered Metal Buildings (PEMB) and cold-formed framing. This thorough analysis allowed us to make informed decisions that aligned with both the project's budget and design goals. By comparing these options, we were able to provide our clients with clear insights into the most cost-effective and efficient solutions for their specific needs.

Leveraging Building Information Modeling (BIM), we not only produced detailed 3D renderings and animations but also coordinated early steel sizing, stem wall placement, and early underground coordination. This technology enabled us to visualize the project with precision, ensuring that all structural elements were accurately planned from the outset. BIM played a crucial role in streamlining the design process, reducing potential issues, and enhancing the overall efficiency of the project, ultimately leading to a smoother construction phase.

Customizable Features

Our final design package will include a range of customizable features, including bespoke millwork and tailored furniture solutions.

It will also offer a wide range of materials and finishes, including flooring, wall tile, laminates, plumbing fixtures, lighting and ceiling treatments. This allows owners to personalize their space to meet their specific needs, truly making it their own.

Modular Design Approach

At Motif Architects, we approach our projects with a modular design philosophy aimed at reducing redundant drawings and detailing while simplifying the overall project. To achieve this, we designed the interior core to be universal among all the units. This includes implementing the same stair design throughout the project, providing uniformity and reducing the complexity of the construction process. By standardizing these core elements, we can ensure that each unit meets the same high standards of functionality and aesthetics, while also making the project more manageable.

Furthermore, this modular approach allows certain components to be shop-fabricated and installed on-site, significantly reducing construction time and costs. Pre-fabrication of these elements in a controlled environment not only enhances precision and quality but also minimizes on-site disruptions. This method ensures that our clients benefit from a more efficient construction process, with faster project completion times and reduced labor costs.

Early Animation (Created in-house)

We offer advanced capabilities in creating early schematic animations for clients who seek a cost-effective alternative to fully rendered videos. These schematic animations are directly exported from our working Building Information Model (BIM). This integration ensures a seamless transition from conceptual visualization to the production of precise construction documents. The animations provide a comprehensive overview of the project’s design and structure, allowing stakeholders to visualize the spatial arrangement and key architectural elements. This approach not only enhances communication and decision-making but also ensures alignment with the technical specifications and construction processes.

Model Preparation for Third-Party Rendering Provider

We also have the capability to develop highly detailed 3D models, which can be handed off to third-party rendering providers for creating photorealistic renderings and animations. This approach ensures that the visual representations are of the highest quality, suitable for various purposes such as marketing and pre-sales. For this particular client, the need for detailed images to support their marketing efforts and attract potential buyers was paramount, leading us to collaborate with external rendering services. This collaboration resulted in stunning, lifelike visuals that effectively showcased the project's features and helped drive interest and engagement.

Coordination with an Outside Marketing Group

In addition to these efforts, Motif Architects collaborated with an external marketing firm, chosen by the owner, to create a temporary landing page for the project. This collaboration included the development of a logo, branding colors, copywriting, and overall branding strategy (provided by others). We supported the marketing firm by providing essential building information, detailed 3D models, high-quality images from our documentation, diagrams, and other useful preliminary collateral.

 

These materials were crucial in helping the marketing firm effectively promote the project and support pre-sales of the units, ensuring a cohesive and compelling presentation to potential buyers and investors.

Printed Collateral for
Pre-Sales

In addition to our architectural and interior design services, we at Motif Architects provide comprehensive graphic design and marketing solutions. These offerings include the creation of both digital and printed collateral to ensure that your project stands out. For this particular project, we developed a pre-sale brochure that featured images, 3D renderings, graphics, and detailed diagrams. This brochure not only highlighted the unique aspects of the project but also served as a powerful tool for engaging potential buyers and investors.

Furthermore, our team assisted with the printing process, ensuring that the final product met our high standards of quality and presentation. We meticulously designed the overall layout of the brochure to create a cohesive and visually appealing marketing piece. By integrating our expertise in graphic design and marketing with our architectural knowledge, we provide a holistic approach that supports the success of your project from conception to completion.

Branding the Building

Branding plays a crucial role in the architectural design of this type of building, as our goal is to transform a metal structure into a luxurious project. Achieving this transformation requires a strong sense of branding, which is integral to every design decision we make. Throughout the early design process, we paid careful attention to key architectural elements that would reinforce the building's upscale identity. These considerations were meticulously integrated into the creation of our printed brochure, ensuring that the visual and thematic elements align with the project's overall luxury branding strategy.

Job Signs

We developed a series of construction signs to support the pre-sale of the project, which included hand-sketched renderings to enhance overall sales efforts. At this early stage, we deemed it more appropriate to showcase hand renderings rather than photorealistic images due to the uncertainty of project costs.

 

By presenting a more sketched image, the client can effectively convey the design and vision of the overall project without committing to too many specifics. This approach allows for flexibility and refinement throughout the project's progression, ensuring that the final design can adapt to evolving requirements and budget considerations.
