Canyon Lake - Apartment Workshop Updates

Updated: Aug 3, 2023

Earlier this week, we travelled to beautiful Canyon Lake to visit our Modern Hill Country Home and Apartment Workshop Garage Expansion. Since our last trip, the foundation crew completed the garage expansion's foundation work.

Framing is well underway on the Garage expansion project and rebar and electrical work is in progress at our adjacent Modern Country Home.

Stay tuned, as both of these exciting Lake Houses will be in construction at the same time.

Other News

Progress pushes forward with our Bee Creek business park. We are fine tuning the design based on cost studies, impervious coverage and slope map requirements, life safety requirements, grading, and LCRA / City of Lakeway compliance.

We're also happy to announce that our design+build team is approaching the end of schematic design with a final site layout and the development of two office building prototypes that will be multiplied across the site.

In other news, we signed a new project in West Caves (Dripping Springs Area), of which will be a new typology and architectural style for our team. More information to surface later down the month.

Along with other work, our Modern Golf Villa project is really starting to form into something spectacular. With a mix of Scandinavian, Tudor, Rambler styling.. crafted with Hill Country charm.. this project will be a one-of-a kind home, situated on hole #11 of Apple Rock Golf Course and boast over 165 feet of gorgeous fairway. Further development to be posted soon.

Workshop Garage Apartment Expansion

The two-story addition includes enlarged family spaces, a new master suite, and functionality to an existing garage - all without compromising the character of the original vacation home.

This project includes an expansion to the existing 906 SF garage, adding over 3,300 SF of storage and workshop space. Ideally for country homes, large workshop garages house wakeboard boats, UTV's, 4 wheelers, motorcycles and whatever adrenaline fueled toys that you can imagine.

The second story is compromised of three bedrooms, 2 bathrooms and a large family space. Each room had specific requirements by the client, which accommodates their children and grandchildren needs. Ample space in each bedroom allows for double twin bunkbeds, storage for suitcases and children needs and easy access to bathrooms.

The kitchen and family rooms are divided by a freestanding, oversized island containing storage on one side and decorative panels with extra electrical power connections on the other. Multipaned doors on kitchen cabinets suit the period of the house and add depth to cabinet-lined walls. Additional storage is tucked into the corridors, including a pantry space.

Engineered Floor Trusses

Engineered floor trusses are prefabricated structural components that can span longer distances and support heavier loads than conventional lumber. They also offer several advantages over wood framing, such as:

  • Reduced material waste and cost. Engineered floor trusses are designed and manufactured to fit the exact specifications of your project, eliminating the need for cutting and trimming on site. This reduces the amount of material waste and saves you money on labor and disposal fees.

  • Enhanced design flexibility and creativity. Engineered floor trusses can accommodate various shapes and sizes of rooms, as well as features like vaulted ceilings, skylights, and fireplaces. They also allow for larger open spaces and fewer interior walls, giving you more freedom to create your dream home.

  • Improved performance and quality. Engineered floor trusses are made from high-quality wood products that are resistant to warping, shrinking, twisting, and cracking. They also provide a more stable and level surface for flooring materials, reducing the risk of squeaks and gaps. Additionally, they can be easily modified to accommodate plumbing, electrical, and HVAC systems without compromising their structural integrity.

Wood Framing

Building a new home with wood framing is a complex and exciting process that involves many steps and skills. Here are some of the main stages of wood framing for a new construction:

  • Prepare the site and set the foundation. The construction crew clears the land of any obstacles, grades the soil, and digs the trenches for the foundation. Next, they fill the forms with concrete and secure the sill plates with anchor bolts.

  • Rough framing. The carpenters erect the wood frame of the house, starting with the floor joists, then the wall studs, and finally the roof trusses. They also cover the exterior walls and roof with plywood or OSB panels, which are called sheathing.

  • Windows and Doors. The carpenters cut out the openings for the windows and doors in the sheathing and frame them with headers, sills, and jambs. They also install flashing and weather-stripping to prevent water and air leaks23.

  • Interior Framing. The carpenters divide the interior space into rooms by building partitions, closets, stairs, and fireplaces. They also add short pieces of wood, called blocking, that help support and attach cabinets, fixtures, and trim.

  • Exterior and Interior details. To finish the home, the carpenters install siding, roofing, insulation, drywall, flooring, cabinets, countertops, plumbing, electrical, HVAC, and other details.

As you can see, wood framing for a new construction is a challenging but rewarding task that requires a lot of planning, coordination, and craftsmanship.

Our team worked closely with the owner, framing engineer and the truss supplier to make sure the new roof soffits matched the existing ones. A “rafter cut” was specified on the truss shop drawings, which allows the existing roof line to extend beyond and into the new work.

Special coordination with the framing engineer was required to drop the living ceiling (for symmetry and mechanical supply / return routing). Our model and drawings showed detailed sections and diagrams to help the engineering process and the contractors in the field.

Underground electrical work is the process of installing electrical conduits, data infrastructure and cables below the ground level to provide power and communication services to a new home. It requires careful planning, coordination, and compliance with the local and national codes.

Rebar and foundation are two important components of a new home construction. Rebar is short for reinforcing bar, which is a steel rod that is embedded in concrete to increase its strength and durability. Rebar and foundation are designed and built according to the soil conditions, climate, and local codes of the region. Both are essential for ensuring the safety and quality of the construction.
