Work from Home? Extended family members? Need a getaway space?

Then this casita is all you need.

Auxiliary dwelling units (ADUs) offer numerous advantages, particularly for those working from home. These units provide a dedicated, quiet space separate from the main household, which can significantly enhance productivity and work-life balance. By creating a distinct area for professional tasks, distractions are minimized, allowing for better focus and efficiency.

For extended families, ADUs serve as an ideal solution to accommodate additional family members comfortably. Whether it's aging parents who require a bit more independence or young adults transitioning to adulthood, these units provide privacy while maintaining close family connections. This arrangement promotes intergenerational living, fostering stronger family bonds and providing support where needed.

ADUs also offer a perfect get-away space for creativity and alone time. Artists, writers, and anyone in need of a retreat can use these units to immerse themselves in their work without interruption. The tranquility and seclusion of an ADU create an inspiring environment, encouraging creativity and personal growth. Whether used as a studio, a meditation room, or a simple escape from the hustle and bustle of daily life, an ADU can be a sanctuary for self-expression and rejuvenation.

Design Concept

The project is based on an accessory dwelling unit (ADU) layout, in the well-established, architecturally controlled community of The Hills in Lakeway, Texas. According to the owner, this is only the second ADU project allowed in the neighborhood, making it a unique addition to the community. This unit was designed with a distinctive speakeasy architectural style, which adds an element of intrigue and elegance to the space.

The design features a hidden door, wooden wall paneling, a custom brass shelf, mosaic wall and floor tile, and stained concrete floors. These elements combine to create a luxurious yet functional environment that reflects the rich history and sophistication associated with speakeasy aesthetics. Each detail has been meticulously crafted to provide both visual appeal and practical use, ensuring that the space is as beautiful as it is versatile.

This ADU is thoughtfully designed to accommodate an at-home workstation, a guest area, and a space for children to play. The multifunctional layout ensures that the unit can serve a variety of purposes, making it a valuable addition to the owner's property. Whether used as a home office, a cozy retreat for visitors, or a playful area for children, this ADU offers a unique blend of style and functionality that enhances the overall living experience in The Hills community.

Full Specifications and Finish Selection

Our team excels in creating exceptionally detailed construction documents, which significantly streamline the processes of contractor solicitation and pricing. By producing a comprehensive set of diagrams, details, and schedules, we ensure that every aspect of the project is meticulously captured and communicated. This thorough approach not only enhances the accuracy of the bids but also minimizes misunderstandings during the construction phase, fostering smoother project execution.

In collaboration with the owner and contractor, we develop complete specifications that cover every element of the project.

This includes selecting windows and doors, tile, paint colors, millwork, hardware, light fixtures, plumbing fixtures, and electrical outlets and switches. Our attention to detail in these specifications guarantees that all parties have a clear understanding of the project requirements, which is essential for maintaining the integrity and quality of the design throughout the construction process.

To further facilitate efficiency, we create a live Excel file that includes estimated costs, website links, and model numbers for all specified products. This proactive approach allows both the contractor and the owner to procure materials ahead of schedule, ensuring that the project remains on track. By integrating these detailed documents and proactive strategies, we deliver projects that are not only beautifully designed but also executed with precision and efficiency.

Detailed BIM Model
and Documentation

Building Information Modeling (BIM) technology offers numerous advantages for architects when designing and documenting custom homes. One of the primary benefits is the ability to create highly detailed and accurate 3D models of the entire project. This level of precision ensures that all aspects of the design are thoroughly planned and visualized, reducing the likelihood of errors and omissions during construction. With BIM, architects can simulate various design scenarios and make informed decisions, ultimately leading to better design outcomes and higher-quality custom homes.

Another significant advantage of using BIM technology is its role as a powerful communication tool. During the design phase, BIM models provide a clear and comprehensive visual representation of the project, making it easier for clients to understand and engage with the design. This transparency fosters better collaboration between architects, clients, and other stakeholders, ensuring that everyone is on the same page. Additionally, during the construction phase, BIM models serve as a reference point for contractors and builders, facilitating smoother coordination and reducing misunderstandings and delays.

Furthermore, BIM technology enhances the documentation process by integrating all project data into a single, accessible platform. This centralization of information streamlines the creation of construction documents, specifications, and schedules, improving overall project management. The detailed documentation generated through BIM helps ensure that the construction process adheres to the original design intent, maintaining the integrity and quality of the custom home. In summary, the use of BIM technology by architects not only improves design accuracy and communication but also enhances the efficiency and reliability of the entire construction process.

Construction Adminstration

We provide construction administration services throughout the building process to ensure the project is constructed according to the original design intent.

We offer Support during the Construction Phase

Engaging an architect for construction administration during the building of a new home offers numerous benefits, ensuring that the project runs smoothly and aligns with the design intent. At our firm, we provide this service at a fixed monthly rate, making it both affordable and predictable for our clients. Our involvement includes regular site visits and monitoring the progress of construction to ensure that the contractor adheres to the plans and specifications.

A key advantage of our construction administration service is our commitment to effective communication with the contractor. We prioritize addressing any issues that arise during construction promptly, whether they involve unforeseen complications, design adjustments, or coordination with subcontractors. This proactive approach helps to prevent delays and cost overruns, ensuring the project stays on track.

Additionally, we prepare detailed observation reports for the owner, documenting any construction errors or necessary drawing modifications. These reports provide a clear record of the project's status and any corrective actions taken, ensuring transparency and accountability. By overseeing the construction process, we help safeguard the quality and integrity of the final build, giving our clients peace of mind that their new home will be constructed to the highest standards.
